Getting ready for a successful sale.

If you’ve been living in your home for some time, you might be like the rest of us and have a house and garage full of extra furniture, antiques and also clutter.

The aim when selling is to make each room look spacious, uncluttered and inviting.

This means boxing everything that you don’t currently need and putting it either in storage or in the garage.

Remove any large items of furniture that are making a room look small and only leave what is really needed.  Remove all clutter from kitchen benchtops and bathrooms.  You could add some flowers or keep some favourite items that create a homely lived in look, but the idea is not too many.  Remove stickers and clutter from the fridge also.

Have the house thoroughly cleaned including windows, cut the lawns and tidy up the garden.

The next part is the fun part.  If for some reason the house is empty, you may consider professional staging.  But if you are happy enough with your furniture, you could go bargain hunting at homeware stores and buy beautiful throws, colourful pillows, vases and flowers, candles, and art pieces for the walls.  This process can actually be a lot of fun and doesn’t have to be expensive if you consider that there are many discount stores that stock homewares now.

On the day of an inspection, be sure to open up all curtains and blinds to let natural light in.

Which renovations will add value to my house?

This is not a one-size-fits-all answer, every house is different, and there are renovations that will add value, and renovations that will not make you any extra money in a sale.  Book an appraisal with us and we will be happy to advise you on this important question.
